Vacation rental turnover checklist for hosts on the Colorado River

If you host a vacation rental along the Colorado River, on Airbnb or another platform, the most important clean of the week is often the one between guests. People check out of a house in Needles, a place in Bullhead City or Fort Mohave, a rental in Mohave Valley or Laughlin, or a property in Lake Havasu City, and the next group may be due that same afternoon.

A turnover is the reset between those stays. It is not a regular house cleaning, and it is not a deep clean. It is a focused visit that leaves the property guest-ready: bathrooms sanitized, the kitchen reset, beds made with fresh linens, floors done, and anything left behind or damaged flagged before the next check-in.

This is a host checklist, not a booking page. What we include, and what it costs, is on our services page and our rates page.

What a turnover clean usually includes

Bathrooms get a full sanitization: toilets, showers, tubs, sinks, and mirrors. Stock is checked and restocked so the next guest is not hunting for toilet paper or soap. The kitchen is reset — dishes washed, counters wiped, appliances handled, and trash taken out. Floors are vacuumed and mopped. Surfaces and furniture are dusted. Beds are stripped and remade, and towels are replaced.

On our vacation rental service, linens and towels are supplied by the owner; we change them as part of the visit. The cleaner should also look for items the last guest left behind and for damage that should be documented before anyone else arrives. The visit ends with a walkthrough against a checklist written for that property, not a generic glance that “looks fine.”

A one-bedroom in Needles and a three-bedroom near the water in Lake Havasu or Laughlin will not have the same towel count, kitchen setup, or outdoor space. Write the details down for each listing. Those steps match what we list under vacation and rental property cleaning on our services page.

Why the hours between guests matter

The gap between checkout and check-in is often short. Many guests want weekend stays, and same-day turnovers are common along the river. That window is when small problems become the next guest’s first impression: hair in the shower, sand by the door, a trash can that was not emptied, or sheets that still smell like the last stay.

Desert conditions add their own pressure. Wind moves dust onto window sills, tracks, fans, and furniture even during a two-night stay. Summer heat makes closed-up kitchens and bathrooms stale, and river guests track in sand and water. A turnover that only spot-cleans the obvious rooms tends to miss those details.

A practical checklist for Colorado River hosts

Adjust this list to your floor plan, then keep it the same from stay to stay.

Before checkout, confirm the next check-in and decide whether the window is same-day. Make sure there are enough owner-supplied sheets, towels, and washcloths for a full change, plus a spare set if a load does not dry in time. Check that consumables are on hand: toilet paper, hand soap, dish soap, trash bags, and any kitchen basics you promise in the listing.

During the clean, start with trash and a walkthrough for left-behind items and damage. Strip beds and start laundry early if dryer time is tight. Clean and restock the bathrooms. Reset the kitchen, including the sink, counters, stovetop, and the outside of appliances. Vacuum and mop every floor, including entries where sand collects. Dust furniture, nightstands, remotes, and other high-touch surfaces. Remake beds, replace towels, and check lights, cooling, and posted house instructions. Walk the unit with your checklist before you lock the door.

After the clean, restock anything that ran out and note what you used. Confirm that the unit is guest-ready, and follow up on damage or maintenance before the next group arrives.

If you hire the work out, share checkout and check-in times, door access, linen storage, and your property checklist in advance. We can add a same-day turnover when the next guest is due that afternoon.

River-property extras that often get missed

Many listings here include a patio, a BBQ, or a hot tub. If you advertise those areas, plan time for them. Patio cleaning, BBQ cleaning, and a hot tub inspection are listed as add-ons on our rates page.

Laundry volume adds up quickly in larger homes. Our rates page shows how much laundry is included with a sample three-bedroom, two-bath river turnover, and what counts as extra, including extra time for an excessive mess.

Current starting prices by property size are on the rates page. Your quote confirms the exact number. We are open 7 days a week, 8 AM to 6 PM.
